The King’s Speech included an explanation of the Government’s intention to strengthen the rights of people who rent their home.  Key provisions will relate to the abolition of ‘no fault’ evictions, increasing tenants’ rights to challenge rent increases and promote transparency in relation to rent amounts in the advertising of properties for rent.  Landlords will be obliged to consider requests from Tenants regarding pets.

The new legislation will improve the standard of private rented properties by creating new standards and specific timeframes for serious hazards in private rented properties to be addressed.

Better access to information is to be facilitated by the creation of a private rented sector database, and a new ombudsman created to resolve disputes between landlords and tenants.

The Government’s aim is to provide better and more secure homes for tenants, while supporting private landlords, who provide a huge number of homes in England and Wales.
